ACCESS STATEMENT FOR ‘CLADDA’ IN DARTMOUTH
INTRODUCTION TO ACCESSIBILITY

‘CLADDA’ is a 4 Room All En-suite Quality Guest Accommodation consisting of Two Doubles, Two Twin Bedded or Super King Double Plus Two Self Contained Suites each consisting of One Bedroom either as Twin Bedded or a Super King Double, each Living Room has the benefit of a Sofa Bed. Our On-site Parking is a Painted Concrete Area with White Lined Parking Bays accessed from Ford Valley by small stepped Kerb Upstand.

The Front of the house can be reached from the Footpath on the Kerbed Victoria Road. Number 88 on the Right Hand Side is 1 Step Up from the Pavement and Number 90 on the Left Hand Side is 1 Step Down from the Pavement. There is also 1 step Down between Number 90 and Number 88 situated a few centimetres to the Left of the Number 88 Door. The Lit 11 Steps Down to the Rear Car Park are situated on the Right Hand Side of the House Leading to the Lit Level Decking Walkway leading to the Lit 1 Step onto the Car Park in Ford Valley. This is also the Route from the Front Doors to the Fire Meeting Place on the Car Park in Ford Valley. Number 88 and Number 90 are both entered through separate Woodgrain uPVC Doors from the Front of the House on Victoria Road. The Front of the house can be reached from the Footpath on the Kerbed Victoria Road. There is also 1 Step Up between Number 88 and Number 90. The Images Illustrate ‘Cladda’ is a 2 Storey Property at the Front in Victoria Road and a 3 Storey Property off the Car Park at the Rear in Ford Valley with the 12 Steps Linking Front and Back.
90, VICTORIA ROAD – BEDROOMS and SLEEPING AREAS

The 1st Floor is reached by a Staircase with 14 risers up from the Ground Floor. Here on the 1st Floor at the Front of the House (Victoria Road) is Room 1, the ‘Pine Room’ which is a Double En-suite with a Bath with the benefit of an Electric Shower over with Screen and has a Handbasin and W/C.

Again on the 1st Floor at the Rear of the House (Ford Valley) is Room 2, the ‘Orchard Room’ which can be Twin Bedded or a Super King Double (Zip & Link), En-suite with 1 step up into Shower Cubicle with a Thermostatic Shower and has a Handbasin and W/C.

The Ground Floor is reached by 1 Step and a Door Threshold from the path leading to the Gate onto Victoria Road which has a small step down from the Pavement. Here on the Ground Floor at the Rear of the House (Ford Valley) is Room 3, the ‘Lemon Room’ which is a Double, En-suite with 1 step up into Shower Cubicle with a Thermostatic Shower and has a Handbasin and W/C.

Again on the Ground Floor, at the Front of the House (Victoria Road) is Room 4, the ‘Blossom Room’ which can be Twin Bedded or a Super King Double (Zip & Link), En-suite with 1 step up into Shower Cubicle which has an Electric Shower and has a Handbasin and W/C.
88, VICTORIA ROAD – ‘SUITES’ WITH BEDROOMS and SLEEPING AREAS

The ‘Dart Suite’ and the ‘Liffey Suite’ are both approached from Victoria Road (The Front of the House) with a shared uPVC Door by 1 step and the Door Threshold into the shared Hallway.

The ‘Dart Suite’ on the 1st Floor is entered by 1 step to a Privacy Door leading to a Staircase with 14 Risers up to the Landing. On the Landing 1 Door leads to the Bedroom which can either be Twin Bedded or as Super King Double. A Second Door off the Landing leads to the Living/Dining Room/Kitchen. The 3rd Door off the Landing leads to the Shower Room with 1 step up to the Cubicle with an Electric Shower and has a Handbasin and W/C.

The ‘Liffey Suite’ on the Ground Floor is entered from the shared Hallway through a Privacy Door to the Living?Dining Room/Kitchen. A Door leads from the Living Room to the Bedroom which can either be Twin Bedded or as a Super King Double. Off the Bedroom is the En-suite with 1 step up to the Cubicle with an Electric Shower and has a Handbasin and W/C. In this Ground Floor Suite we have provided Raised Electric Sockets and Lowered Light Switches for Guests using Wheelchairs.

We offer both Bed and Breakfast and Self Catering Accommodation.

In the Bed and Breakfast we offer Full Breakfast Choices, inc Special Needs and Continental or Room Only.

In the Self Catering we have provided Fully Equiped Kitchens and Dining Facilities.

We provide On-site (Off Road) Parking for our Guests and are a Stroll from the Embankment Waterfront, Town Centre, Restaurants and Shops.

ARRIVAL AND PARKING FACILITIES

Our Well Lit On-site (Off Road) Parking with White Lined Parking Bays is at the Rear of the House in Ford Valley which runs Parallel with Victoria Road and can be approached from either end of Ford Valley.

Our Entrances in Victoria Road can be accessed from the Lit Car Park at the back of the House in Ford Valley by 1 Step up onto the Lit Level Decking leading to 11 steps Leading up to the Front at No. 88 and 1 Further step up to Number 90 the Bed & Breakfast. ‘Cladda’ is Two Storey’s high at the Front in Victoria Road and Three Storey’s High at the Rear in Ford Valley as shown in our External Images of ‘Cladda’ on the Website and Literature.

We can assist with Luggage on Request.

‘Cladda’ has Clear signs at our Front Entrances in Victoria Road and our Car Parking at the Rear at our Car Parking in Ford Valley. Our Telephone Number is displayed on Both Signs.
MAIN ENTRANCE, RECEPTION & TICKETING AREA

We have Two Woodgrain uPVC Front Doors, One to No. 88 the Entrance to the ‘Suites’ and the other to No. 90 the Entrance to the B & B Rooms. Both Entrances have Door Bells and Guests are supplied with a Door Key. Both Doors each have a Mechanism by which they lock Automatically when Pushed/Pulled Closed, they do not need additional locking by Key. The key is only neccessary when opening each Door.

Assistance with Luggage can be provided if requested in advance or on arrival.

Writing Material and Pens/Pencils can be provided.

Carpets have been laid to All Bedrooms. White Ceramic Floor Tiles to All Bath/Shower Rooms and Wood Laminate Flooring to All Entrance Hallways, Living Room/Dining Room/Kitchen areas.

‘Cladda’ has No Lifts or Escalators, Access to All Floors is by way of Stairs.

All stairs are Carpeted and Well Lit at Night.

All Doors to Shared Areas are Fire Doors with Self Closers. Fire Exits are through the Front Doors and Down Steps to Rear Car Park.

Each Guests Room have a Front Door Key for Access at All Times (An extra Key can be provided on Request), as well as there own Room Key.

Assistance given with Baby Changing Facilities on Request.

The Dining Room Door in our Bed and Breakfast leads from the Ground Floor Entrance Hallway at Number 90 with a Staircase Down 13 Risers to the Lower Ground Floor Breakfast Room. There is 1 Step Down at the Back Door Leading out to the Car Park at the Rear in Ford Valley. The Dining Room Door Down to the Breakfast Room is not a Fire Escape Door as it is locked when not in use.

The Breakfast Dining Room Door as Indicated Leads Down 1, then a Further 12 Carpeted Stairs to the Lower Ground Floor, which is at Car Park Level. The Dining Room has an External Stable Room Door, Leading Down 1 step to the Car Park.

Dining is at the Communal Table and has Leather High Back Chairs without Arms.
